Our precise construction and sealed air duct system greatly reduce the presence of pollen, dust, and other outside allergens. From being built in our environmentally controlled facility, We also eliminate future issues by making sure our sensitive construction materials are protected from rain, snow, and other mold-inducing elements.

For the first two years, specified portions of the heating, cooling, ventilating, electrical and plumbing systems are warranted. If they do not function and operate as defined in this Limited Warranty, the Builder is responsible for correcting the defects.

The warranty provides ten-year protection on warranted load-bearing portions of the home. The warranty book identifies which parts of the home are covered, and the criteria for establishing a major structural defect. The Builder is the Warrantor during Years 1 and 2 of this Limited Warranty and the Insurer is the Warrantor in Years 3-10.

Home Specifications and Inclusions

This section provides a general overview of what is typically included in the base price of the home, as well as common items that are not included and may be selected or upgraded during the design process. Final specifications, selections, and scope of work are confirmed during the design and pre-order development phase (Phase Two).

Included in Base Home
The base home price generally includes the factory-built structure and standard components necessary to deliver the home based on the selected model and standard specifications.

This typically includes:

• Structural system including floors, walls, and roof
• Exterior shell with standard siding or cladding per model specifications
• Standard roofing system (typically composition roofing)
• Factory-installed windows and exterior doors (standard selections, typically white window package)
• Bi-folding glass wall systems (where shown in the standard model design)

Interior Construction and Finishes
• Interior wall finishes (drywall and paint per standard package)
• Base trim and interior finish trim
• Standard cabinetry, including kitchen cabinets and bathroom vanities
• Quartz countertops (per standard specification)

The following items are commonly not included in the base home price and are selected, upgraded, or completed as part of the project scope outside of the factory-built home:

• Premium or specialty plumbing fixtures

Project Coordination and Installation

Installation of finishes, materials, and upgrades is performed by the project’s contractor as part of the overall site and construction scope.
Joy Line Homes, through its Line Design Homes division, assists in coordinating selections, ordering materials, and facilitating delivery to the project site so they are ready for installation at the appropriate stage of construction.
